What Is Design-Build Remodeling?
Design-Build Remodeling is a simple, integrated approach where one trusted team handles every phase of your remodel—from the first idea to the final detail.
Instead of hiring an architect, designer, and contractor separately (and trying to manage them all yourself), Bryhn Design/Build takes care of everything under one roof.
That means fewer handoffs, clear communication, and a smoother experience start to finish.
With our process, design and construction work hand-in-hand—ensuring your remodel looks beautiful, functions perfectly, and stays within budget.

A Get to Know You Phone Call
The first step in our process is a call with someone from our team to tell us about your project.
- We will gather general information about your home.
- Listen to your aims, hopes, priorities, and goals for the project.
- Discuss timeline considerations—Make sure to tell us if this an event-driven project (like a graduation party…etc.)? If so, it’s important for us to know this early.
- We try to provide some cost expectations over the phone, when possible.
- Though not required, you’re welcome to email us pictures, ideas, or Pinterest boards.
- Sometimes homeowners will require two initial phone calls before moving to an in-person consultation. This can be done via phone or FaceTime.
Our aim is to offer you value and to give you a few takeaways from the first call, and leave you with a clearer understanding of what is possible.
Home Consultation
IN-PERSON. There is nothing like seeing the house in-person to help you discover what is possible, feasible, and realistic for your space and goals.
At this visit it is critical to have anyone with a say present to ensure everyone is on the same page. We want to hear about all of your wants and needs so we can better understand where your priorities lie. From there, we can discuss rough design scope and cost expectations, and ideally do it from your vantage point.
The #1 mistake homeowners make is they don’t have the enough of the right info early during the planning stage. This is one of the things that our consultation aims to assist with. Our home consultation and approach can help prevent overpaying for design, and a drawn out design process, which can often lead to design-fatigue and a compromised decisions and outcomes.
→ Our home consultation is a critical first step towards the ideal project with minimum frustrations and regrets.
This consultation helps establish a directionally correct design and cost expectations, before investing in any design. Being aligned on scope and costs at the outset helps prevent wasted effort and keeps the process focused, with maximum creativity.
Once we have a directionally correct scope and vision for the project. We can draft a design agreement and get started on the design phase.
What Happens Next
→ For smaller projects we may be able to prepare the design agreement during the visit.
→ For larger projects we’ll draft and send a tailored design agreement after our visit.
→ Once a design agreement is signed, we move into our design phase.
Consultation Fee
Please Note: We do charge a home consultation fee to pay for our expertise and time to come out to your house.
Consultation fee depends on project size & complexity: $175 – $375.
Design
But not to get ahead of ourselves the Design Phase comes first:
Depending on the scope, the design may be developed in two stages:
Schematic Design
Explore concepts and floor layouts layouts. During this phase we will explore various conceptual possibilities and layouts. Our goal with our conceptual estimates is to bring the cost within 10-15% during the Schematic Design Phase. This phase is intended to help develop a realistic plan and shorten the overall design time and cost.
Design Development
Refine the chosen direction in detail. This is where the shopping starts and where we get into the details of the interior design and finish material selections etc. To help you fully envision the outcome, you’ll experience your remodel through an immersive 3D walk-through rendering.
We will replace the finish material allowances with actual selections, and refine the estimate as we get the actual materials selected. Our historic record is that we have less than 2% of cost overruns from our contract estimate.
Throughout the process, you’ll collaborate closely with our design team while getting the clarity and confidence you need to move forward.
Outcome: A tailored design plan, complete with line-item cost estimates, that gives you confidence in both the look and the budget of your remodel.
Next Step: Construction.
The design phase is where your remodel begins to feel real. By the end, you’ll have a clear, customized plan and be ready to move confidently into construction.
But not to get ahead of ourselves the Design Phase comes first:
Depending on the scope, the design may be developed in two stages:
Build
Construction Phase
With your design finalized, it’s time to bring it to life. During the Construction Phase, our focus is on precision, communication, and quality craftsmanship.
You’ll be paired with one of our project managers / lead carpenters who will oversee every detail of your remodel. They coordinate scheduling, manage the build team, and serve as your main point of contact—so you’re always informed and never left wondering what’s happening next.
We take care of everything behind the scenes as well, including acquiring permits, scheduling inspections, and ensuring every step is completed to code. Our skilled craftsmen work with the same care and attention as if it were their own home, delivering a finished result that is both beautiful and built to last.
Outcomes: A construction process, managed by experts, resulting in the high-quality remodel you’ve been envisioning.
By the end of this phase, you’ll step into your newly transformed space—ready to enjoy the home you’ve been waiting for.
Why Choose the Design-Build Approach?
| TRADITIONAL REMODELING | DESIGN-BUILD REMODELING | |
|---|---|---|
| Process | Disconnected: separate designer, contractor, vendors | Unified: one team from design to build |
| Communication | Multiple points of contact, often misaligned | One point of contact throughout |
| Timeline | Often delayed due to coordination issues | Streamlined and more predictable |
| Cost Management | Surprises are common; budget shifts mid-project | Transparent pricing with estimates built into design |
| Accountability | Responsibility divided between different parties | One team fully accountable for the whole project |
| Design Feasibility | Designs may not be buildable or budget-friendly | Designs developed with real costs and build logic |
| Client Experience | You’re juggling multiple contracts and decisions | We manage the complexity so you don’t have to |
